The day after the concrete overlay (skim coat) was applied we applied 2 coats of a waterbased epoxy. Waterbased garage floor epoxy coating is more like a concrete floor paint.
2 coats were required for complete coverage. We were able to apply both coats in 1 day.

Seems like a lot of steps but really it’s only day 2. If you look at the photo below you’ll see the next step in my process is mixing the concrete overlay. I used 2 buckets which I mixed and used 1 at a time.

Once all the cracks are fixed my next step was to tape the edges and garage apron. This is an important step for maintaining clean lines and creating a professional result.

When you fix cracks you want to fill the entire crack not just what you see. Cracks go right through the slab which is usually at least 4 inches. The crack should be filled with something that has some elasticity. Mortar will crack and crumble.

The cracks in the floor sent up a red flag. The amount of cracks in the floor made me think that the builder didn’t properly excavate the ground underneath the concrete floor. I was wondering if they even put down gravel and tamped it down. Likely there is no vapor barrier.

The subject floor is a basement concrete floor in a new construction “Green” home. When the concrete slab was poured the concrete was integrally colored meaning color was mixed in the truck.
