<p>There are two products that will solve most NYC basement waterproofing issues. The first is an epoxy waterproofer that can be easily rolled on brick, concrete or block floors and walls. <p>The first ones here are of a building in Queens New York. The owners put the property on the market for sale for $2,200,000. After 6 months of marketing the highest offer was $1,800,000. After speaking to Anne Baviere an architect based in Greenwich Connecticut they decided on a cosmetic improvement to enhance the value.</p>
<p>They used a graffitti remove to clean up the exterior and applied a EIFS (exterior insulation finishing system) by Dryvit. Dryvit is the leader in this market. EIFS is a foam panel system resurfaced with Stucco.</p>
<p>They added a new roof, gutters and interior lighting. They kept the budget below $200,000. Once the improvements were complete the building was put back on the market and sold immediately for $2,700,000. Thats an increase in value of $700,000 with a $200,000 investment. Thats a solution to <strong>How</strong> <strong>To Add value To Real Estate</strong>.</p>

<p>The next one here is a Design/Build project I did with architect Marc Petrin of Cheshire Connecticut. The owner operated a small foreign car repair  and auto sales business in Stamford Connecticut. Most of his clientelle owned Japanese models and the owner wanted to upgrade the business to service high end European models like BMW and Mercedes.</p>
<p>Again we used a Dryvit system. Openings were cut out for new windows and the facade and upper part of the side walls were resurfaced with 4 inch thick foam with stucco finish. The lower front facade was resurfaced with precast concrete stone made by Environmental Stone.</p>
<p>In total the new facade with new lights, windows, Dryvit, awnings, signage and new driveway came in about $120,000.00. The new image changed the business completely. Not only was the solution to how to add value to real estate solved by added tremndous value to the business.</p>

<p>Here is another Design/Build project I completed with architect Marc Petrin. The owner was in the specialized metals market. They had clients world wide who occasionally came to the facility for meetings. The building was an old steel structure with terrible insulation.</p>
<p>Again the solution to <strong>how to add value to real estate</strong> was solved with  Dryvit and precast concrete Stone resurfacing. Resurfacing was completed on 3 sides. New windows were added, plus lighting, awnings and landscaping. The entire 10,000 square foot project was completed for about $150,000. Completely tranasformed the building and created a new image for diversified metals.</p>

<p>Here&#8217;s another example of <strong>how to add value to real estate</strong>. This is A Saab/Volvo dealership in Deerfield Massachusetts. This project was much more involved than the others mentioned. Saab and Volvo had certain criteria that needed to be met to comply to their image. Saab research and development executives research had determined a certain building look that draws customers.</p>
<p>The solution was a Dryvit system. As you can see here the building was not much to look at before the project but completely transformed with the new system.</p>
<p>Everyone yawns when I tell them that I run a blog about coatings. Well these projects tell a very interesting story about what can be done with older buildings. There is a world of information found on the pages of Metrocrete about what can be done to the interiors of these buildings.</p>
