<p>Surface Gel Teks Gelled Acids are an ideal product for cleaning mildew from concrete surfaces.&nbsp; They solve significant problem that a typical liquid acid cannot provide. Acid has long been known to be the most effective product for cleaning not only mold and algae but also rust stains and oils from concrete surfaces.</p>
<p>The problem is that liquid acids are very difficult to control. They need to be diluted with water and lack an effective application method. Liquid acid is like trying to work a hammer without a handle.&nbsp; Gels are to acid what a handle is to a hammer . They make the acid work.</p>
<p>If you have mildew on your concrete surface which has built up over the years on a patio, stairs or sidewalk you can simply pour the gelled acid into a paint tray and roll on the surface just like paint. Let the acids sit for about 15 minutes until they neutralize and wash off the surface.</p>
<p>The acid pulls the mildew, mold and algae out of the concrete and is contained in the gel. The gel works as a carrier. They come in two strengths. HD24 is 24% acid and the HD stands for heavy duty. HD 24 also will profile a sidewalk creating a non slip surface and is very effective as a concrete etching product prior to applying epoxy coatings. The other is Tek Gel for profiling which is 20% acid. Both are ASTM certified .</p>

<p>One of the leading causes of moisture is faulty gutters. Water coming off your roof that is not directed away from your foundation may be one of the leading causes. Having your gutters checked is your first step to moisture mitigation.</p>
<p>When water travels down your foundation walls tremendous pressure can build. Concrete block and poured concrete foundation walls and floors have airholes and veins that moisture vapor can penetrate. In many cases a new gutter system will alleviate some of your moisture problems.</p>
<p>You can also apply an epoxy for waterproofing your basement floors and walls. Epoxy waterproofers are a thick system that can be used to fill cracks and completely cover your interior concrete surfaces that will and substantially reduce the moisture levels, block radon and prohibit mold growth. Cost for the high performance waterproofing epoxies will run 60-90 cents per square foot.</p>

<p>There are inexpensive solutions.  The Concrete Store carries an epoxy waterproofer that is applied by roller and brush that stops tons of moisture pressure from coming through walls and floors.  It also significantly reduces radon from penetrating concrete. It comes in gallons for $74.95 with coverage of 100-150 square feet per gallon or about 50-75 cents per square foot.Once applied tile, carpet or hardwood can be installed.</p>
<p>Other solutions are applying a waterproof sealer to concrete and brick foundations that will prevent snow and rain from penetrating concrete.</p>

<p>This is a Minneapolis garage floor restoration project completed in Minneapolis.</p>
<p>The first photo in the upper left of the gallery below is a side view of  a 4 inch thick cracked concrete slab. The yellow areas point to the crack filler that flowed to the bottom. If you or your contractor fills the crack with an epoxy or crack filler that is too thick it won&#8217;t flow to the bottom.  For the crack repair to work permanently, the filler must flow to the bottom and have the ability to cure without air flow and react positively to moisture. If not it will sit in there wet and mushy. Moisture vapor will eventually push it out of the way and adversely affect your coating.</p>
<p>Concrete floors can be repaired despite what you may hear. In this project the decomposing concrete was  chipped out and all the flaws and filled with a polyurea that absorbs into the concrete. This becomes a permanent fix.  Then the floor is ground to a smooth level surface. They make sure to remove all the high spots and sand the repairs to a smooth surface. This prevents any blend through the final coating.</p>

<p>Thousands of Minneapolis garage floor concrete surfaces have been built over basements.  If you look at the top photo here you can see Spancrete being installed.  A typical Spancrete panel is 24-3o inches wide, 6 inches thick and 24 feet long.</p>
<p>Each panel is butted up against the other. Then concrete is poured over the top during construction, usually about 4 inches thick. When the home settles or when a car is parked in the garage the concrete over the Spancrete cracks lengthwise. In the photo above you can see the cracks follow exactly where the Spancrete butts up against the other.</p>
<p>When water gets in your garage, it leaks into your basement through the cracks.  The best solution is  a system that fills the cracks, waterproofs your floor and coats with a non slip, polyaspartic polyurea decorative finish.</p>
