Boulder Garage Floor Paint?

Is that garage floor paint on the new  Larkburger floor in Boulder? Heck No! Steve Conklin of One Day Floors of the Rockies doesn’t mess around with plain old garage floor paint or epoxies. His company only uses Kick Ass Polyaspartics the higest quality concrete floor coating in the land.

This is the second or third floor Steves company has done for Larkburger. They keep bringing Steve back for all their floors because they work. The photos featured here is  failed epoxy garage flooring in Vail Valey Colorado. This is typical in cold climates. The problem is the excessive amount of moisture working it’s way through the concrete. Extreme moisture pressure or technically referred to as hydrostatic pressure pushes salts through the slab. When the salts meet epoxy coatings they break down the chemical bond beween epoxies and concrete. The moisture pressure does the rest of the job by popping the epoxy off the floor.

Garage Dekor based  in Vail Valley specializing in garage flooring and concrete resurfacing was retained to provide a solution. As you can see deteriorization was accelerated when the owner placed rubber mats on the garage flooring trapping moisture.

Steve Conlklin owner of Garage Dekor along with Joe Sheehan (Garage Floors 1, Minnesota) designed the machine used to grind the epoxy off the concrete floor.  Once the epoxy was removed Garage Dekor grinded the floor using diamond blades to create a smooth level surface. The grinding also serves a valuable service by opening up the pores of the concrete. Any cracks were then properly repaired. Using a proprietary method the moisture in the cracks was dissolved then the cracks were filled with a polyurea that absorbs into the walls of the concrete crack. This is a critical step. The polurea Garage Dekor uses becomes part of the concrete rather than sticking to the surface. The crack repair solution virtually eliminates the possibility of moisture working it’s way through the crack.

Once the garage flooring is ready a unique “Pure Bred” blend of polyaspartic floor coating is applied with a decorative chip finish. The highest quality polyaspartics have a very unique feature. They absorb into the surface (rather than sticking to the concrete like epoxy coatings)  and absord into the concrete. The result is a highly durable floor that will withstand unusually high levels of moisture pressure.

As with every Vail Valley garage flooring project, Garage Dekor uses cove moldings along the edges of the garage interior. The polyaspartic is brought up along the molding creating a seemless floor with walls about 5 inches high. This system works like a pan capturing water from rain and snow preventing any moisture damage to basement or adjacent space.

Burlington Vermont Garage Flooring

Jake Loeffler of Garage Outfitters a Burlington Vermont Garage Flooring and concrete resurfacing company just completed this project for the Boys and Girls Club in Brandon.

Garage Outfitters specializes in Polyaspartic concrete coatings  arguably the best concrete coating available on the market today. That is if the concrete is properly prepared prior to application. In this case the Brandon Boys and Girls Clud needed a decorative, non skid floor coating and they needed it done quickly. The color used was Saddle Tan with Red and Blue decorative chips.

Joe Sheehan Minnesota Garage Flooring

Minnesota garage flooring company, Garage Floors 1 run by Joe Sheehan, was recently retained by the Oakdale Gun Club with specific requirements for their indoor/outdoor facility They required a duratable non yellowing coating to withstand harsh winters . Cracks in the concrete needed to be fixed and the surface needed to be non slip decorative.

The key to proper floor prep with Minnesota Garage Flooring or any concrete surface starts with crack repair. Cracks are vents  where moisture vapor escapes from the ground.  When this happens the walls of the concrete crack get saturated with moisture just like a sponge. Very few are aware that just stuffing a product like epoxy into a crack is not a fix. Without removing the moisture the crack filler will never cure and just sits in the crack like a sticky mess. Then they wonder why the crack reappears.

Once the cracks are properly fixed the  concrete surface is grinded with diamond blades opening the pores of the concrete. This enables the Polyaspartic to do what no other coating can. It absorbs into the concrete or garage flooring rather than just sticking to the surface. This unique feature makes the polyaspartic coating part of the floor incapable of delaminating like other concrete coatings.

Last summer I reported about my beautuful acid stained garage floor as you can see above. It can out beautiful and cost me very little. I sealed it with a urethane which enhanced the brown acid stain floor.

Well no more.

As the weather started getting colder this fall and we started using the garage everyday the urethane started to peel. At first it started peeling in small pieces. Then as it started to snow the urethane peeled off in sheets. Now it looks like a disaster. You can see the efflorescence (white) coming through the floor. We have had so much snow this year that the snow melting off the cars has saturated the concrete. We’re getting hit by a massive amount of moisture from underneath and above.

The only solution I know of is a polyaspartic. I had the opportunity this fall to see an application of the One Day Floors polyaspartic and learn about the product. They have developed a unique surface prep system and a proprietary blend that wil cure my problem.

Joe took his grage and turned it into a valuable addition to his home. It’s clean and well organized. When the garage doors are open it becomes open invitation to all the kids in the neighborhood. It’s the neighborhood hangout.

I’ve done extensive research on Polyaspartics and found that though there are a few companies claiming to have polyaspartics their products are not “Pure Bred” sacreficing performance and durability. The “knockoffs” are cheaper but don’t perform.

RaceDeck Garage Flooring

At one of the recent Russo & Steele Car Auctions in Monteray the feature was classic Ferrari & Lamborghini sports cars. I noticed that the flooring was RaceDeck garage flooring, the kind pictured here.

There is not a lot I can explain about RaceDeck other than they are the pioneer of interlocking modular garage floor tile. As seen in the pictures here it looks great. The flooring is a high impact chemical resistant co-polymer. It’s about 1/2 inch thick.

The beauty of interlocking garage floor tiles is that they can be installed by anyone. Just take a look at the video here to learn about the simple installation and see the flooring in use. Looks great and durable sums it up.

RaceDeck has about 8 styles but the most popular for garage floors is the Diamond pattern. They come in 12 inch and 18 inch squares. The size they used at the Russo & Steele Car Auctions looked to be the 12 inchers in gray with a border.

Shotblasting usually runs $1.00 – $2.00 per square foot including labor. Shotblasters shoot small ball bearing at the floor at a high velocity and are quickly and easily cleaned with a magnetized floor sweeper.

Surface Gel Tek has a gelled acid called HD 24 which is rolled on and washed off the floor. HD 24 is highly effective for etching and cleaning a concrete floor. Cost is about 18 cents per square foot plus cost of labor.

2 coats were required for complete coverage. We were able to apply both coats in 1 day.

In hind site I would have applied 2 concrete overlay coats with color mixed in. Both coats could have been applied in 1 day.

The day after the application of the waterbased epoxy coating I applied a Urethane coating. Simple roll on application.

If I had applied 2 overlay coats I could have saved myself a day by applying the Urethane the day I applied the concrete floor paint. I would have been done and had a more decorative surface. Oh well, next time.

It’s important when you consider resurfacing your garage floor that you use the right products and application methods. Don’t think that an inexpensive floor paint kit is the solution. I get tons of calls from people who have garage floor paint peeling off the floor within a month. Trying to remove peeling floor paint is not fun.
