Is that garage floor paint on the new Larkburger floor in Boulder? Heck No! Steve Conklin of One Day Floors of the Rockies doesn’t mess around with plain old garage floor paint or epoxies. His company only uses Kick Ass Polyaspartics the higest quality concrete floor coating in the land.

This is the second or third floor Steves company has done for Larkburger. They keep bringing Steve back for all their floors because they work. These floors wear like iron and don’t wear out or delaminate. They might be a little more expensive than other cheap flooring like garage floor paint but for this Boulder establishment there is no way they are going to shut down for a week to redo the floors. So they went with the best.

As with all concrete floors in the One Day Floors of The Rockies portfolio they do it right. Floors are grinded to remove impurities and bond breakers. They fix all the cracks with a proprietary system that avoids those dreaded call backs.

And notice in our slick slideshow they add moldings to the sides and bring the Polyaspartic concrete coatings up to the top edge of the moldings. No chance of any mold or bacteria buildup on the edges. This floor makes it a cinch to clean and keep clean.

Like with the awesome burgers they have an awesome floor at Larkeburger. No garage floor paint in Boulder just great burgers on a great floor.

www.RockSolidSurfacing.com

The photos featured here is failed epoxy garage flooring in Vail Valey Colorado. This is typical in cold climates. The problem is the excessive amount of moisture working it’s way through the concrete. Extreme moisture pressure or technically referred to as hydrostatic pressure pushes salts through the slab. When the salts meet epoxy coatings they break down the chemical bond beween epoxies and concrete. The moisture pressure does the rest of the job by popping the epoxy off the floor.

Garage Dekor based in Vail Valley specializing in garage flooring and concrete resurfacing was retained to provide a solution. As you can see deteriorization was accelerated when the owner placed rubber mats on the garage flooring trapping moisture.

Steve Conlklin owner of Garage Dekor along with Joe Sheehan (Garage Floors 1, Minnesota) designed the machine used to grind the epoxy off the concrete floor. Once the epoxy was removed Garage Dekor grinded the floor using diamond blades to create a smooth level surface. The grinding also serves a valuable service by opening up the pores of the concrete. Any cracks were then properly repaired. Using a proprietary method the moisture in the cracks was dissolved then the cracks were filled with a polyurea that absorbs into the walls of the concrete crack. This is a critical step. The polurea Garage Dekor uses becomes part of the concrete rather than sticking to the surface. The crack repair solution virtually eliminates the possibility of moisture working it’s way through the crack.

Once the garage flooring is ready a unique “Pure Bred” blend of polyaspartic floor coating is applied with a decorative chip finish. The highest quality polyaspartics have a very unique feature. They absorb into the surface (rather than sticking to the concrete like epoxy coatings) and absord into the concrete. The result is a highly durable floor that will withstand unusually high levels of moisture pressure.

As with every Vail Valley garage flooring project, Garage Dekor uses cove moldings along the edges of the garage interior. The polyaspartic is brought up along the molding creating a seemless floor with walls about 5 inches high. This system works like a pan capturing water from rain and snow preventing any moisture damage to basement or adjacent space.

Jake Loeffler of Garage Outfitters a Burlington Vermont Garage Flooring and concrete resurfacing company just completed this project for the Boys and Girls Club in Brandon.

Garage Outfitters specializes in Polyaspartic concrete coatings arguably the best concrete coating available on the market today. That is if the concrete is properly prepared prior to application. Jake only uses the One Day Floors Polyaspartic which is the highest quality blend availble. The results enable Garage Outfitters and every company in the One Day Floors Network to provide their customers with long term warrantys, something that no other floor coating company can match.

In this case the Brandon Boys and Girls Clud needed a decorative, non skid floor coating and they needed it done quickly. Due to the fast cure of One Day Floors Polyaspartics the 3,000 square foot floor was completed in 3 days and usable on the fourth day. The color used was Saddle Tan with Red and Blue decorative chips.

Based in Burlington Vermont all garage flooring and concrete resurfacing projects are extensively prepped first. Moisture in the cracks is removed then filled with a proprietary Polyurea. The surface is grinded with a One Day Floors designed concrete grinder with diamond blades. This process removes any potential bond breakers and opens the pores of the the crete. When the Polyaspartic is applied it soaks into the concrete like water into a sponge. When it cures it is actually part of the concrete rather than just sticking to the surface. It won’t delaminate like epoxy and other floor paints.

Though based in Burlington Vermont Garage Outfitters travels throughout the state resurfacing not just garage flooring but industrial, retail and resort flooring projects.

Minnesota garage flooring company, Garage Floors 1 run by Joe Sheehan, was recently retained by the Oakdale Gun Club with specific requirements for their indoor/outdoor facility They required a duratable non yellowing coating to withstand harsh winters . Cracks in the concrete needed to be fixed and the surface needed to be non slip decorative.

(For more information about concrete repair and coatings click this link)

The solution was One Day Floors Polyaspartics provided by Garage Floors 1 owned and operated by Joe Sheehan. Polyaspartics were originally developed by Bayer Material Sciences for coating steel to prevent corrossion. Years of research and development led to development of a blend with extraorinary performance as a decorative, durable concrete coating. www.gfonecoatings.com

Concrete and garage flooring in Minnesota proved to be an ideal testing ground due to the variety of conditions. Joe has worked with Bayer to develop the most “Pure Bred” Polyaspartic exceeding the performance of any coating available. It will not fade or yellow. Coefficiency of friction, the technical term for non-slip, can be adjusted depending on the requirement. It has a wide range of decorative capabilities and finally will not delaminate when the floor is properly prepped. Garage Floors 1 provides long term warrantys with every applicatioon.

The key to proper floor prep with Minnesota Garage Flooring or any concrete surface starts with crack repair. Cracks are vents where moisture vapor escapes from the ground. When this happens the walls of the concrete crack get saturated with moisture just like a sponge. Joe has developed a proprietary solution for eliminating the moisture and filling the crack with a product that absorbs into the concrete that will dry. Very few are aware that just stuffing a product like epoxy into a crack is not a fix. Without removing the moisture the crack filler will never cure and just sits in the crack like a sticky mess. Then they wonder why the crack reappears.

Once the cracks are properly fixed the concrete surface is grinded with diamond blades opening the pores of the concrete. This enables the Polyaspartic to do what no other coating can. It absorbs into the concrete or garage flooring rather than just sticking to the surface. This unique feature makes the polyaspartic coating part of the floor incapable of delaminating like other concrete coatings.

Oakdale Gun Club

Joe Sheehan specializes in Minnesota garage flooring and concrete resurfacing is a nationwide trainer and principal of One Day Floors Polyaspartic concrete coatings. Joes’ nationwide network of local Polyaspartic specialists also work together for national customers.

Last summer I reported about my beautuful acid stained garage floor as you can see above. It can out beautiful and cost me very little. I sealed it with a urethane which enhanced the brown acid stain floor.

Well no more.

As the weather started getting colder this fall and we started using the garage everyday the urethane started to peel. At first it started peeling in small pieces. Then as it started to snow the urethane peeled off in sheets. Now it looks like a disaster. You can see the efflorescence (white) coming through the floor. We have had so much snow this year that the snow melting off the cars has saturated the concrete. We’re getting hit by a massive amount of moisture from underneath and above.

The only solution I know of is a polyaspartic. I had the opportunity this fall to see an application of the One Day Floors polyaspartic and learn about the product. They have developed a unique surface prep system and a proprietary blend that wil cure my problem.

Steve Conklin an applicator and new distributor in the Vail Colorado area deals with a lot of floors like mine. Steve is the most knowledgable applicator in the country about polyaspartics and winter conditions. Steve provides solutions for most of the ski resorts in Colorado and is now braching out to large commercial jobs around the country. Steve can be reached at 970-376-5767.

Here’s a few photos of Joe Sheehans garage. Joe is owner of Garage Floor 1 and a One Day Floors partner along with his brother Jerry Sheehan and Doug Bannister founder of The Stamp Store and creator of enCOUNTER line of concrete countertop mixes.

Joe took his grage and turned it into a valuable addition to his home. It’s clean and well organized. When the garage doors are open it becomes open invitation to all the kids in the neighborhood. It’s the neighborhood hangout.

Not only is it a usable space but it’s clean and durable. No dirt and dust gets tracked into the house. It’s easy to keep clean. With the One Day Floors Polyaspartic system floors like this can be installed in 1 day including decorative chips and graphic inlays.

The One Day Floors graphic inlays are perforated vinyl cloth that looks like it’s set in glass.

One Day Floors

This project is in the St. Paul Minnesota area where cold climates and salt have a deteriorating affect on concrete. The beauty of the ODF Aspartic as they refer to it is that the Polyaspartic while being decorative is also highly functional. It penetrates into the concrete sealing and protecting the floor. Pure Bred Polyaspartics become part of the concrete and will not delaminate of properly installed.

Only One day Floors adhere to the Pure Bred Bayer Material Sciences polyaspatics. I’ve done extensive research on Polyaspartics and found that though there are a few companies claiming to have polyaspartics their products are not “Pure Bred” sacreficing performance and durability. The “knockoffs” are cheaper but don’t perform.

At one of the recent Russo & Steele Car Auctions in Monteray the feature was classic Ferrari & Lamborghini sports cars. I noticed that the flooring was RaceDeck garage flooring, the kind pictured here.

There is not a lot I can explain about RaceDeck other than they are the pioneer of interlocking modular garage floor tile. As seen in the pictures here it looks great. The flooring is a high impact chemical resistant co-polymer. It’s about 1/2 inch thick.

RaceDeck-Seen On Russo & Steele Car Auctions

The beauty of interlocking garage floor tiles is that they can be installed by anyone. Just take a look at the video here to learn about the simple installation and see the flooring in use. Looks great and durable sums it up.

RaceDeck has about 8 styles but the most popular for garage floors is the Diamond pattern. They come in 12 inch and 18 inch squares. The size they used at the Russo & Steele Car Auctions looked to be the 12 inchers in gray with a border.

RaceDeck

RaceDeck comes in numerous colors and can be mixed and matched to create whatever design you like. They have introduced a popular Harley Davidson color theme for Harley enthusiasts.

You don’t need to have a classic Ferrari like on the Russo & Steele Car Auctions to enjoy a great garage floor. For about $3.50 per square foot you can have a garage floor that looks like you should.

Watch the Video about RaceDeck Flooring as seen on TV show Russo & Steele Car Auctions

In addition to being a manufacturer of “Green” concrete coatings for walls and floors PermaCrete epoxy warehouse floor coatings are one of their prime products.

As you can see by the above photo of the Charlotte Motor Speedway building, the epoxies come in lots of colors and unlimited designs. The two component epoxies are 100% solids and will resist acids, oil, solvents with high compressive strength. They are ideal for auto and forklift traffic for warehouse and garage floor use.

Epoxy warehouse floor coatings have a high shine finish. In addition to the durablity when applied in light gray colors the enhanced light reflectivity will reduce your electric lighting costs. I’m not aware of any research that proves this point but I’ll bet that a warehouse floor with a light color epoxy will pay for itself with reduced electric and maintenance costs.

I have been told by companies that finally broke down and had epoxies applied that the improved lighting and reduced maintenance has improved employee moral and increased productivity.

In residential garages the improved performance creates a caring attitude resulting in an organized space rather than a cluttered mess.

Permacrete has 1,200 trained experts nationwide skilled in applying epoxy warehouse floor coatings and surface prep using Surface Gel Tek gelled acids for etching the floor or shotblasting the surface. Shotblasting usually runs $1.00 – $2.00 per square foot including labor. Shotblasters shoot small ball bearing at the floor at a high velocity and are quickly and easily cleaned with a magnetized floor sweeper.

Surface Gel Tek has a gelled acid called HD 24 which is rolled on and washed off the floor. HD 24 is highly effective for etching and cleaning a concrete floor. Cost is about 18 cents per square foot plus cost of labor.

The day after the concrete overlay (skim coat) was applied we applied 2 coats of a waterbased epoxy. Waterbased garage floor epoxy coating is more like a concrete floor paint.

2 coats were required for complete coverage. We were able to apply both coats in 1 day.

In hind site I would have applied 2 concrete overlay coats with color mixed in. Both coats could have been applied in 1 day.

The day after the application of the waterbased epoxy coating I applied a Urethane coating. Simple roll on application.

If I had applied 2 overlay coats I could have saved myself a day by applying the Urethane the day I applied the concrete floor paint. I would have been done and had a more decorative surface. Oh well, next time.

Anyway take a look at the photo below.

It’s important when you consider resurfacing your garage floor that you use the right products and application methods. Don’t think that an inexpensive floor paint kit is the solution. I get tons of calls from people who have garage floor paint peeling off the floor within a month. Trying to remove peeling floor paint is not fun.

I hope this Case Study helps you. Let me know your garage stories.
